Terms of Service

Welcome to Villa Zorka. By making a reservation or staying at our property, you agree to these Terms of Service. Your reservation is confirmed only when we accept your booking and send a confirmation email.

All reservations must be made through our official website or an authorized channel. A valid payment method is required to secure a reservation. Guests must be at least 21 years old to book, and maximum occupancy is 6 guests unless agreed in writing. Minimum stays are 5 nights in low season and 5 nights in high season, unless agreed differently in direct communication.

A 30% deposit is required at booking, with the remaining balance due upon check-in. Bookings made within 30 days of arrival require full payment. A refundable €500 security deposit may be required before check-in.

Cancellations more than 30 days before arrival receive a full refund minus a 10% administrative fee. Cancellations less than 30 days before arrival receive a 50% refund. Cancellations less than 7 days before arrival are non-refundable. We recommend travel insurance.

Check-in is available from 4:00 PM to 10:00 PM, and check-out is by 10:00 AM. Early check-in or late check-out may be arranged in advance, subject to availability.

No smoking is permitted inside the property. No parties or events are permitted without written consent, and guests must respect occupancy limits, neighbors, and local laws.

Guests are responsible for maintaining the property, reporting damage promptly, securing it when leaving, using equipment responsibly, and respecting the local community.

Guests are responsible for damage caused during their stay. While the property is maintained to high standards, guests are responsible for their own safety and belongings. We strongly recommend comprehensive travel insurance.

Neither party is liable for failures caused by events beyond reasonable control, including natural disasters, government restrictions, or public health emergencies. We will work with guests to reschedule or provide appropriate compensation where possible.

Your personal information is collected and processed in accordance with our Privacy Policy and applicable data protection laws.

We may modify these terms at any time. Changes take effect upon posting to our website. Continued use of our services constitutes acceptance of the updated terms.

We aim to resolve concerns promptly and amicably. These terms are governed by the laws of the Republic of Croatia, with disputes subject to the courts in Zadar, Croatia.
